Questions

What exactly changed?

From January 1, 2027, the first $150,000 of a homestead's assessed value is exempt from non-school property taxes. From 2028 it's the first $250,000, then it grows with inflation from 2029. School taxes keep the $25,000 exemption. Voters approved it on November 3, 2026.

Who gets it?

Homeowners with a homestead exemption who are permanent Florida residents by December 31, 2026. People who become residents on or after January 1, 2027 start with a $50,000 non-school exemption and get the larger one after four years of homestead.

When will I see it?

On your August 2027 TRIM notice and November 2027 tax bill.

Do I need to re-file?

If you already have homestead, it renews on its own. If you don't, file with your county property appraiser by March 1.

Why "estimate"?

Cities and counties set their own rates each year and may change them. The Legislature may also pass rules that adjust details. Your property appraiser has the final word.
